Leasing Questions
No appointment is necessary to tour our community; however, it is always appreciated if you call ahead to make sure we are available to provide adequate time for you to tour and ask questions. Please arrive no later than one half hour prior to closing if you would like to tour the property. Everyone over 18 must have a valid photo ID to tour the community.
Our apartment homes are priced individually based on the amenities and features.
Application fees are $50 per person 18 and older occupying the apartment. There is also a $100 holding fee. You may pay these online by credit card or in our office with a cashier’s check. We do not accept cash, personal checks, or money orders. All application fees are nonrefundable.
Click on 'Login' in the upper right hand corner of our website, then click on 'Applicant.' Easily create an account and conveniently apply online through the applicant portal.
Residents are responsible for gas and electric bills. These are sub-metered and the bills that arrive to you are your actual usage. Trash is billed with rent and is $10 per month. Water and sewer are also billed with rent at $17 for a studio, $20 for loft or 1 bedroom, and $25 for 2 bedrooms or townhouses.
Security deposits will vary depending on qualifying criteria. Our security deposit starts at $500.
Rent is always due on the first and a $95 late fee is assessed on the 6th of every month (even on weekends and holidays).
You can pay rent by setting up your online account on our website. This allows you to use a bank account (no fee) or credit card (with fee) to make payments.
At Old Farm Shores Apartments, we welcome up to two pets. Cats and dogs are allowed. We require a one-time nonrefundable pet fee, and monthly pet rent is $30 per dog or cat. Breed restrictions apply; please contact the office. Read more about our pet policy.

Yes, if the lease buy-out fee has been paid. A 60-day notice is required before vacating your apartment. Please make sure that you reference your signed lease agreement and confirm policies with your Property Manager as there could be unique circumstances.
Yes, service members can break their lease without penalty in certain circumstances through the Servicemembers Civil Relief Act (SCRA). Please contact the property manager as soon as possible in this situation. You will need to provide written notice and a copy of your military orders.
If you love our apartments and want to refer a friend, please let our office know! We offer resident referral programs throughout the year and would love for your friends and family to join our community.
You may call the office, send an e-mail, or leave a message with the answering service. You may also submit work orders online if you are enrolled in our online services.
Yes, if someone is temporarily staying with you, please let the office know so we can accommodate for parking. If someone is permanently moving in, or staying longer than 7 days, they will need to fill out an application to be added to your lease agreement.
We require a 60-day written notice, which you are responsible for, prior to move-out. If you need to move-out at the end of your lease term, please remember to come in 60 days prior to the lease expiring to provide your written notice.

Grills, barbecues, and any other outdoor cooking or open-flame devices will be used only on the ground level and will be placed a minimum of 99 feet from any building. Charcoal grills are not permitted.
If you are locked out during business hours, you can come to the office to be let back in your apartment. If you are locked out after hours you will need to contact a locksmith.
If you have lost your keys, you may have new keys made at our office during business hours. Fees apply.

My husband, daughter and I had the best experience living here for 2 years! Maintenance was always very fast with getting in to fix things and the office staff were so attentive! We loved all of the special monthly events and amenities! Great communication every month about things that were going on or any construction areas to look out for! Leaving just due to finding new jobs closer to our daughters school otherwise we’d be staying!

After a few months of living here I really like this place! Spacious but relatively cheap rent, great lakeside view, and an enclosed/safe community. (I like feeding the ducks birdseed and my cat likes watching them). Very fast maintenance staff and very friendly people in the office. Would recommend.

Not the newest property in town, but it’s perfect! It’s close to shopping and some great food, but then you come home and it’s like living in a park. I love seeing the wildlife. The pool is amazing and the staff is over the top with all they do for their people. Love them! Love this place!

This is genuinely a pet-friendly community - which is a "Treasure" find in Grand Rapids! The staff here treated us wonderfully & did everything in their power to ease our experience & show us the exact apartment to fit our needs & budget. We did not move into this community, but we will advertise & recommend it to others. If our circumstances change, this will be our first place to look.

Old Farm Shores is a fantastic place to live! The apartments are beautiful, and the amenities are awesome. I love the dog park and the pool, and the clubhouse is a great place for parties and other gatherings.
